One thing that is much easier to overlook is internet access.
For buyers considering areas like New Kent, Goochland, Powhatan, Hanover or other more rural parts of Central Virginia, internet service can vary from one property to another. And if you work from home, stream television, homeschool, run a business or simply rely heavily on Wi-Fi, it deserves a spot on your home-buying checklist.
Don’t Assume the Whole Area Has the Same Service
Internet availability can be surprisingly specific.
Two homes in the same general area may not necessarily have access to the same providers, connection types or speeds. That’s why it’s important to check the individual property address rather than assuming that service is available because a nearby neighborhood has it.
Virginia’s Department of Housing and Community Development maintains a statewide broadband availability map showing coverage and maximum reported speeds in service areas. Providers submit updated service territory information annually, making it a helpful starting point when researching a property.
Think About How Much Internet You Actually Use
Not every household needs the same level of service.

It’s easy to imagine yourself sitting on the porch overlooking a few acres and decide you’ve found the one.
Before you get too far into the process, add internet service to the same list as well, septic, property boundaries and road maintenance.
Confirm:
Which providers serve the exact address
What connection type is available
Expected download and upload speeds
Installation costs or requirements
Whether service is already connected to the home
These questions are particularly important with vacant land or homes located farther from established neighborhoods.
Broadband Access Is Continuing to Expand
Virginia has invested in programs intended to extend broadband infrastructure into areas that have historically had limited service. The Commonwealth also maintains programs and mapping resources focused on broadband expansion and access.
That’s encouraging for rural communities, but buyers still shouldn’t assume that planned or nearby infrastructure means a particular house is currently connected.
When you’re making a home purchase, what matters most is what is actually available at that address today.
